The common permitted-development limits
Planning Portal guidance states that outbuildings cannot sit forward of the principal elevation, must be single-storey, and are subject to eaves, overall-height and land-coverage limits. A building within two metres of a boundary has a maximum height of 2.5 metres under the stated national allowance.
Use can change the answer
The ordinary outbuilding allowance covers purposes incidental to enjoyment of the dwellinghouse. It does not cover separate self-contained living accommodation. An annexe with sleeping, cooking and independent occupation needs project-specific planning advice from the start.
Properties and places with different rules
Flats and maisonettes do not receive the same householder allowance. Listed-building curtilage, designated land, planning conditions and Article 4 directions can also change what is permitted.
The responsible project route
Use the Planning Portal guidance as a starting point, then check the property history and local authority position before committing to manufacture or groundworks. This page is decision support, not legal or planning advice.
The linked official or manufacturer page supports the factual information used here. Your project drawings, approvals and current quotation take priority.
